Don't visit the builder without me!~ My 12 years as a homebuilder will benefit you. If you are interested in new construction be sure you have your buyers agent with you on the first visit so the agent can represent you and the builder will pay the fee. It's very important to have a buyers agent experienced in new construction if you are purchasing a new home. especially if it hasn't been started. You will need experienced guidance starting with choosing the best home-site. For example: Where are the street lights? Has the lot been filled? Where are the utility boxes? Is the slope going to require a mountain of stairs? Have you fallen in love with a beautiful tree and will it be gone? How will the house sit on the lot compared with the other homes on the street, Is it really a basement lot or will you have drainage issues down the road? Will the house be cut into the hill so you will have to have a retaining wall and no play area? ).
Interior and exterior selections, construction, walk through and closing all have possible pitfalls. An agent experienced in new construction will help you think your way through the process and insure your home will have the best resale potential.
Remember to have your agent with you on your first visit to the neighborhood or first contact with the builder. The builder pays the agents fee for bring a buyer not for your representation so will usually not pay an after the fact fee. In Chapel Hill things are sometimes a little different so if you have made contact without your agent let your agent know so they can talk to the builder representative about it.
The on site representative represents the builder and while is often very informative has the builders interests to protect.
